On a former Chevrolet Dealership site our office designed a 94-unit SOU project. It was originally approved as the City’s 1st “Small Ownership Unit” (SOU) project and then subsequently allowed to rent the units instead of sell them. This project is over 300’ long and sited on a boomerang-shaped site with a central Urban Plaza surrounded by Café/Restaurant spaces. The residential units are in 3 levels above the Retail/Lobby/Parking podium base. Additional parking is set down on a basement level and recreation uses happen on the 2 Floor and Outdoor Dining Deck and also up on the Rooftop where the project had the largest living roof at the time of construction. This project was awarded the “Mayor’s Green Building Award” after its construction…and subsequently, the project was sold to a developer for the 2nd highest per unit cost in Santa Cruz history.
